INSPECTIONS
A Four-Point Inspection reports on the condition of the four major systems of the home: Roof, Air Conditioning, Plumbing, and Electrical. These inspections are often required for insurance policies on homes more than 30 years old, although some carriers require them at a younger age.

WHAT TO EXPECT
A Four-Point Inspection on a Single-Family Home usually takes 20 -- 30 minutes.
In order to complete this your inspector will need to:
1. Walk around the perimeter of the home and take photos of each side. Please have any and all gates unlocked and pets inside.
2. Walk on and visually inspect the roof. (If the roof is not able to be walked on or is inaccessible, we can take high-quality photos from the ground.)
3. Inspect the electric panel, water heater, and air conditioning units. Please make sure these items are all accessible (the air handler may be in the attic, in which case we will need attic access)
4. Take photos of all plumbing lines underneath sinks, behind toilets, and connected to the washing machine (if applicable). Please make sure the areas underneath all sinks are clear enough to see all plumbing lines.
A Four-Point Inspection on a Mobile/Manufactured Home usually takes 20 -- 25 minutes.
In order to complete this your inspector will need to:
1. Walk around the perimeter of the house and take photos of each side.
Please have any and all gates unlocked and pets inside.
2. Visually inspect the roof from a ladder.
3. Inspect the electric panel, water heater, and air conditioning units.
Please make sure these items are all accessible when your inspector arrives. If the water heater is in an exterior wall compartment please make sure this is open for your inspection.
4. Take photos of all plumbing lines underneath sinks, behind toilets, and connected to the washing machine (if applicable).
Please make sure the areas underneath all sinks are clear enough to see all plumbing lines.
